The ground floor has a spacious living room with doors leading outside, a formal dinning room with doors to the outside, a study with a double sofa-bed, ideal for those wanting to keep in touch whilst you are away. Outside Living
The gardens are one of the real highlights of the Chateau. With three hectares of grounds and farmland, there is an enormous amount of space for children to play, games of football or cricket, exploring and simply enjoying the freedom of the countryside. Mature trees provide welcome shade on warmer afternoons, while sunny lawns offer plenty of space to relax. The surrounding countryside stretches away from the house, giving the property a wonderfully peaceful, private feel.
The south-facing heated pool (11mx4.5m, depth: 1.5m) is perfectly positioned for enjoying the sunshine and is likely to become the focal point of summer days. After a swim, settle down with a book beneath the trees or gather around the terrace for a long, leisurely lunch.
The north-facing terrace at the rear of the house provides a particularly pleasant spot for outdoor dining, offering a combination of sunshine and shade depending on the time of day.

The nearest boulangeries are just 2km away in Escassefort, where you will also find restaurants. The pretty village of Seyches is around 4km from the property, while the larger town of Marmande is approximately 12km away, with supermarkets, shops, restaurants and regular markets.
The location is particularly appealing for food and wine lovers. You are surrounded by the wonderful produce of South West France, with local markets, restaurants, foie gras, truffles and some of the country's finest wines all within easy reach.
Exploring South West France
There is plenty to discover beyond the immediate area.
The famous vineyards of Saint-Émilion are less than an hour away, making an easy and rewarding day trip for wine lovers. The historic town itself is beautiful to explore, with its medieval streets, restaurants and wine cellars.
The Dordogne and Périgord are also within easy reach, with their picturesque villages, medieval bastides, chateaux and renowned gastronomy. The truffle-producing region is particularly tempting for food enthusiasts.
Closer to home, Château de Duras and the medieval bastide towns of the region make excellent days out. The lively city of Bordeaux is around an hour away, while the Atlantic coast and beaches around Arcachon can also be reached for a memorable day beside the sea.
