Set within ten hectares of meadows and woodland, the Domaine enjoys a wonderfully peaceful setting close to a charming village and the banks of the Dordogne, yet is perfectly positioned for exploring the highlights of the Périgord Noir. Just over ten minutes from the historic town of Sarlat-la-Canéda, this exceptional property offers privacy, beauty and a rare sense of space.
A long private driveway winds its way through ancient oak trees before revealing the elegant façade of this historic residence, built from pale Périgord stone and framed by soft blue shutters. Inside the gated courtyard, a gently trickling fountain, a traditional stone borie and terracotta pots of citrus trees create an atmosphere that feels almost Provençal. Once a noble residence more than two centuries ago, the house has been beautifully renovated and now combines authentic character with high-end comfort, all in the heart of the Périgord Noir.
The house sleeps up to twelve guests across six air-conditioned bedrooms, each thoughtfully designed with quality bedding, refined tiled floors and private bath or shower rooms. The spacious living areas are equally impressive: a vast lounge with exposed beams, frescoed walls and a library of old books, a dedicated reading nook for children upstairs, an elegant dining room and a contemporary, fully equipped kitchen. For those wishing to stay active or work remotely, there is also a professionally equipped gym with air-conditioning and TV, as well as a generous office space and WIFI throughout.

Outdoors, the estate invites you to slow down and savour the surroundings. Enjoy morning coffee and pastries in one of the many picturesque corners of the garden, or gather at the magnificent poolhouse with its outdoor lounge, dining area and summer kitchen complete with pizza oven and plancha. The heated swimming pool looks out over cypress trees and parkland, while younger guests will delight in the table tennis, table football, trampoline and play area.

Ten hectares of private land provide endless opportunities for walks or jogs through the woodland, where wild deer are often spotted.
The nearby village, just 2km away, offers a boulangerie, butcher, restaurants, grocery store and a Sunday morning summer market. Cyclists can join the Voie Verte close to the estate, an idyllic route leading all the way to Sarlat; two adult bikes are available on site, with further hire easily arranged.
The surrounding area is rich in experiences, from the beautiful water gardens nearby to canoeing and kayaking on the Dordogne, with a seasonal watersports base only 2km away. Some of the region’s most celebrated villages and châteaux — including Domme, La Roque-Gageac, Château de Beynac and Château des Milandes — are all within easy reach.
And of course, Sarlat-la-Canéda awaits: one of France’s best-preserved medieval towns, where you can wander atmospheric lanes, linger at bustling food markets and indulge in the exceptional gastronomy for which the Périgord Noir is renowned.
A 400-metre private driveway leads through meadows and woodland to the house, which is set within ten hectares of beautiful countryside. This is an ideal environment for walking or jogging, while keen cyclists can hire bikes locally and join the Voie Verte nearby — a former railway line now a scenic cycling route between Sarlat and Souillac that passes close to the edge of the domaine.
The local village lies just 2km away and offers a boulangerie, butcher, bar-tabac, small supermarket and several restaurants, as well as a weekly summer market from mid-June to mid-September. The village tennis court is also close by. On the edge of the village, an attractive water garden opens from May to September, with winding paths and a gentle labyrinth trail weaving through waterlily and lotus ponds. During the summer months, open-air concerts are sometimes held in a neighbouring village, just a short drive away.
The Dordogne river is only a few minutes from the estate, offering seasonal canoeing and kayaking excursions from a nearby base around 2km away. For a more leisurely way to discover the river, traditional gabarre boat cruises depart from La Roque-Gageac, approximately 13km away.
Many of France’s most beautiful villages are within easy reach, including La Roque-Gageac, set dramatically beneath limestone cliffs on the banks of the Dordogne, and Domme, a magnificent bastide town perched high above the river with its remarkably preserved 13th-century ramparts. The great châteaux of the Dordogne valley are equally close at hand, from Château de Beynac and Château de Castelnaud-la-Chapelle to Château des Milandes and Château de Puymartin, all around 20 to 30 minutes by car.
And, of course, Sarlat-la-Canéda remains one of the great highlights of the region. Just 10km away, this beautifully preserved medieval town is renowned for its historic architecture and exceptional gastronomy. Wander its atmospheric lanes, browse the famous Saturday morning market, or arrive early evening for an apéritif on the main square before dining in one of Sarlat’s many restaurants, where local Périgord specialities take pride of place.

In the Dordogne, just over ten minutes south of Sarlat-la-Canéda, Domaine des Maronniers enjoys a privileged setting in the heart of the Périgord Noir. The property is easily accessible, with Brive Vallée de la Dordogne Airport 42km away and Bergerac Airport 80km from the estate.

Location: We appreciate the secluded tranquility of the Domaine whilst being close to a pretty village and all the activities and attractions the Dordogne has to offer.
