Accommodation

• The Entrance hall is spacious and central in the house.
• The welcoming Kitchen is fully equipped and has a central island and large range oven as well as dishwasher, 2 large fridges, one of which is a fridge/ freezer and coffee machines to mention a few of the facilities.
• Opening up from the kitchen is the separate Dining Area with a very impressive table which seats 15 easily.
• Opposite the kitchen and across the hallway is a Living Room with plenty of sofas and a large flat screen TV.
• There is also a second Living Room which is used a Games Room with a billiards table. The games room has many board games available to play.
• Laundry room with washing machine and secured storage space for bicycles etc.

Bedrooms & Bathrooms

There are 6 bedrooms in the house and all of them are a good size and modern yet whilst retaining much character.

• Bedroom 1 is on the ground floor and is a King size (160cm) bedroom with en-suite shower (adapted to accommodate guests with reduced mobility)
• There is a separate wc on the ground floor.

All the bedrooms on the first floor are air-conditioned as well as the first floor landing.

• Bedroom 2 is a family bedroom with a king-size (160cm) bed and then two additional single (90cm) beds. This bedroom has an en-suite shower-room with double sink. (Please note there is a second access to this en-suite so can be used as a family bathroom if required)
• Bedroom 3 is a triple bedroom with 2 single beds that can be made into one large (180cm) bed and a further single (90cm) bed. This bedroom has an en-suite shower-room with double sink. (Please note there is a second access to this en-suite so can be used as a family bathroom if required)
• Bedroom 4 has a king-size bed (160cm).
• Bedroom 5 has a king-size bed (160cm).
• Bedroom 6 has a double bed (140cm).
• In addition to the 2 en-suites which can both be made communal, there is a family shower-room with walk in shower and double sink.
• There are also 2 separate wc on the first floor.
• The Farmhouse can also provide travel cot, high chair, changing table and baby bath if you require them.

Outdoor Living

Although within a 5 minute drive of Castillonnes, the Farmhouse has a very private and secluded feel. Down a long driveway and set amidst beautiful countryside. There is a large terrace designed around the large 11m x 5M heated saltwater swimming pool which has a security (mid height) cover. The pool is open from April to October and heated, if necessary, from May to September.

The terrace is a great sun spot with plenty of recliners but also two large parasols for those requiring shade. There is a dining terrace with two large parasols and a second covered terrace with Gas BBQ and a small seating area. There are plenty of places to sit and relax and the old sechoir offers a covered area for table tennis and darts. The Farmhouse also has various balls, rackets, pétanque and molky games available for your use.

Dogs are generally welcomed at the property but with prior agreement only.

The owner occasionally lives on site in a separate small cottage which is screened and has its own access, although there to help if required, complete privacy is given to the guests.

Local Area

The pretty village of Castillonnes is a short drive from the farmhouse with many facilities such as bars, restaurants, supermarket, boutique shops etc. Castillonnes also has a horse racing circuit and a cinema. The Dordogne village of Eymet is also just a 20 minute drive away with a bustling square full of restaurants and bars. The Dordogne riverside town of Bergerac with its beautiful old town, quay and many restaurants, shops and activities. in addition, there are many more medieval towns and villages in close proximity such as Villereal, Monpazier, Monflanquin, Issigeac and Duras to name just a few. Each one of these having a weekly morning market and weekly evening markets and other special events throughout the summer months.

There are two 8 hole golf course within a 35 minute drive of the property as well as canoe trips, wine tours, tennis and quad biking. There are activities to suit all ages and interests, foodies will enjoy the great local restaurants at the heart of France's centre of gastronomic excellence, as well as the wine of AOC Bergerac. The area has been described as the capital of world prehistory, and culture vultures are spoilt for choice with caves, museums and chateaux aplenty.

Getting Here

The farmhouse is ideally positioned between 3 International Airports making it an easy final destination.The Dordogne riverside town of Bergerac with its International Airport is approximately 25 minutes drive away. Ryanair flies here from London Stansted, Liverpool, East Midlands and Bristol. British Airways also flies here from London City and Southampton. Jet2 flies from Manchester, Birmingham and Leeds & Bradford. Transvania flies to Rotterdam. The vibrant city of Bordeaux is 1hr 40 minutes away, with a larger International Airport servicing even more UK and Worldwide destinations. In addition, Toulouse Airport is approximately 1hr 50 mins drive to the south - again a large International Airport.
