Accommodation

This property has recently been fully renovated to a very high standard whilst keeping all the charm and character of a beautiful French stone farmhouse. The kitchen is modern and very well equipped with plenty of room for larger groups to cook together. There is also an additional pantry area. The living room is double height with a wonderful feature fireplace. The living room has a double aspect view over the entrance garden and the terrace and pool area. The property has WIFI and a television with UK and French channels. There is babyfoot in the living room.

The bedrooms are all double bedrooms and are beautifully furnished with antique furniture and soft furnishings and each having its own personality. Three bedrooms are accessed from the living room up a short flight of stairs. Bedrooms 4 and 5 are accessed from a second staircase from the kitchen area. Two of the bedrooms have air conditioning.

Upper Ground Floor

• Bedroom 1 is the main bedroom and has a double bed (180 cm) . It has a sink and roll top bath in the bedroom with a separate WC (walled but no separate door).
• Bedroom 2 is a double bedroom (160cm) with an en-suite shower room
• Bedroom 3 is a double bedroom (160cm) with an en-suite shower room

First Floor

• Bedroom 4 is a double bedroom (160cm) with its own basin and shares the family shower room next door
• Bedroom 5 is a double bedroom (160cm) with its own basin and shares the family shower room next door

Outdoor Living

Although in the village of Issigeac, the property is set in lovely gardens with many different areas. There are gates into the property and the side garden is lawned with mature flowerbeds. There is a breakfast table at the front of the house which seats 6 easily and an ideal spot for morning coffee. The front area is gravelled and leads over to the BBQ area which is covered and offers a large gas BBQ and preparation area as well as darts and table tennis. The 12 x 3.5m swimming pool is set to the other side of the house and has a large terraced seating area and outdoor shower with recliners and outdoor sofa seating and coffee tables. There are also large parasols for shade here. Past the pool, there is another lawned area on this side of the property. There is a dining table which can seat up to 10 between the BBQ area and swimming pool and is set under the shade of a mature tree.

The Swimming Pool has a security shutter for security and is heated.

Local Area

This beautiful village house is a perfect location for a fabulous family holiday. The property is located in the village of Issigeac and is just a few minutes stroll to the many shops, bars and restaurants. Yet at the same time, you have a spacious family home, with private gardens and a heated saltwater swimming pool.

The village of Issigeac has a weekly morning market each Sunday throughout the year and it is one of the best markets in the area. During the summer months there are additional night markets as well as many other different fetes and celebrations.

Close to the property are many medieval villages such as Eymet, Villereal, Monpazier, Monflanquin and Beaumont to name just a few.The Dordogne riverside town of Bergerac with it's International Airport is just a 15 minute drive north and the vibrant city of Bordeaux with a larger Airport is just a one hour and 40 minute drive to the West.

There are activities to suit all ages and interests, foodies will enjoy the great local restaurants at the heart of France's centre of gastronomic excellence, as well as the wine of AOC Bergerac. The area has been described as the capital of world prehistory, and culture vultures are spoilt for choice with caves, museums and chateaux aplenty. For the more sporty, the canoeing on the Dordogne and Vezere rivers are a fabulous day out.

The Chateau is ideally positioned between 3 International Airports making it an easy final destination.The Dordogne river-side town of Bergerac with its International Airport is approximately 25 minutes drive away. With Ryanair flights from London Stansted, Liverpool, East Midlands, Bournemouth, Edinburgh and Bristol. British Airways also flies here from London City and Southampton. Jet2 flies from Manchester, Birmingham and Leeds & Bradford. The vibrant city of Bordeaux is 1hr 40 minutes away, with a larger International Airport servicing even more UK and Worldwide destinations. In addition, Toulouse Airport is approximately 1hr 450 mins drive to the south - again a large International Airport.
